Moving
or buying your first house is likely to be the biggest and
most important decision you will make. Taylor
Anderson Limited, the longest established Estate Agents
in the Rossington area, can help you through this process.
The
Process
First
you have to decide what type of house you want and in what
area. Your dream house may be out there but often you may
have to compromise. When you do find the house you want you
should make an offer to the Estate Agent who will pass this
on to the vendor. You should ensure what the vendor has included
in the sale price or is prepared to leave or sell separately
when they move. This often includes items such as carpets
and curtains but often other items such as furniture can be
negotiated for. If the offer is accepted by the vendor then
you will need to complete the legal process and a Mortgage
Advisor will help you find the right mortgage.
We are
Independent Mortgage advisors who can assist in finding the
right type of mortgage and life policy for you. We have links
with several local solicitors to whom we will gladly introduce
you.
Once the
chosen lender (Bank or Building Society etc.) is satisfied
with various checks such as your employment record and income,
they will instruct a surveyor to visit the property who will
inspect it to ensure that it is suitable as security for the
loan. If there are any problems with this report we may be
able to advise or assist, please contact us.
When the
lenders are satisfied then a mortgage offer will be made to
you.
Your Solicitor
will carry out various checks to ensure that the land is safe
and that the local Council do not have plans which could affect
your new house at some time in the future. They will also
ensure that the person selling has a legal right to do so
and that you will have legal right to the property. Your Solicitor
will agree a date for you to move as well.
At
this stage you are legally bound to the purchase. If the lender
did not insist that you insure the buildings with them then
please ask us for a quote. The property is your responsibility
now.
Your Solicitor
will ensure that the money gets to the right people at the
right time and will arrange for the release of the keys. This
again may be through ourselves but not always.

Weeks to go:
Obtain quotes from moving company's. Please ask us for a quote
for your contents insurance and ensure that the moving company
have your property adequately insured during the move.

Weeks to go:
Confirm the date with movers. Arrange a plumber and electrician
to disconnect cooker, washer etc. on moving date.

Weeks to go:
Fix a date and time for move. Arrange for gas, electric and
water meters to be read. Arrange connection at your new house
and arrange to have mail forwarded.
Ensure
that you have sent change of address cards to:
- Your
employers
- Friends
an relatives
- Post
office
- Credit
card and other loan company's, banks etc.
- Local
authority (council tax)
- DVLC
(driving license), AA/RAC
- Life,
car andhealth insurance company's
- Gas,
electric, water, phone, milkman, newspapers etc.

Week to go:
Arrange carpets, curtains at your new house. Confirm details
with movers. Label all items/boxes with the location in your
new house for movers.
The
Night Before:
Put aside all you will need at the new house, kettle, cups,
tea, sugar, etc., tools, torch etc.
Moving
Day:
Switch off the gas, electric and water. Ensure the phone is
disconnected (in your name). Check every room, cupboard, garage,
shed etc. Take the keys to the estate agent selling your house.
Ensure
the movers have the new address.
Check
when the keys to your new property will be available and confirm
who has them.
Remember
your solicitor has to arrange a time for the move and the
keys will not normally be available before then.
